Why Tellico Plains

Location is the whole story here. Tellico Plains sits at the western end of the Cherohala Skyway — a National Scenic Byway (TN-165) that runs from here to Robbinsville, North Carolina, through some of the prettiest mountain country in the Southeast. Motorcyclists and sports car clubs come from all over the country to drive it.

Then there's the Tellico River. It's one of the few rivers around here that isn't TVA-controlled — it runs free, which means real whitewater and some of the best trout fishing in Tennessee. Bald River Falls drops 90 feet through the Cherokee National Forest just up Tellico River Road, about six miles from the Skyway turnoff, with a viewing bridge and deck.

The town itself is small and proud of it. A walkable little main street, the Charles Hall Museum & Heritage Center covering Monroe County and Cherokee history, and the kind of neighbors who wave. You're about an hour from Knoxville — close enough for the airport and Costco, far enough that nobody bothers you.

  • In town. Modest, affordable homes on real lots. This is small-town living at small-town prices — the most house for the money in the area.
  • Acreage and mountain views. This is what most of my Tellico Plains buyers are actually after. Unrestricted parcels, ridge-top views, wooded lots off the Skyway corridor. Verify perc, access, and restrictions before you fall in love — I do that on every parcel.
  • Tellico River corridor. Cabins, riverfront lots, and vacation-rental potential along the river and Tellico River Road. Strong tourist traffic makes this the area's best short-term-rental bet.
  • Cherohala Skyway corridor. Higher elevation, bigger views, and the road itself as your front yard. Great for a getaway cabin or a full-time mountain home if you work remote.

Tellico Plains is one of the most affordable spots in East Tennessee. In-town homes run well under regional medians, and acreage prices are a fraction of what you'd pay closer to Knoxville.
