So you got the offer, and now you're relocating to Oak Ridge.

Here's what nobody tells you before you get here: this town is in the middle of the biggest private nuclear buildout in the country. The lab and Y-12 were just the start. These are the companies bringing people in right now:

• TRISO-X (X-energy) — nuclear fuel campus at Horizon Center. First production building finished September 2026. Second facility and R&D center planned. Over a thousand jobs as it scales.
• Kairos Power — Hermes 2 demonstration reactor. Broke ground April 2026.
• Orano USA — multibillion-dollar uranium enrichment facility in the works.
• Oklo — $1.68 billion fuel recycling facility announced in 2025. Around 800 jobs projected.
• Radiant — building its Kaleidos portable microreactor factory on the old Manhattan Project site. Construction started early 2026. 175 jobs.
• BWXT — centrifuge manufacturing plant opened January 2026.
• Kyoto Fusioneering — fusion technology company relocating its U.S. headquarters to Oak Ridge; 51 new jobs and a $46.9 million investment announced August 2026.

That's a lot of engineers, technicians, and contractors landing in a town with limited housing. The good rentals go fast. The sub-$450K houses move even faster. If your start date is set, don't wait until you get here to start looking — I do video tours for relocating buyers all the time.

A few things worth knowing: commute patterns here revolve around the plant gates, not downtown. Some neighborhoods feed specific facilities better than others. And if you're coming from out of state, Tennessee has no state income tax — run your numbers, it's a bigger deal than people think.
