Farragut isn't one market. It's a collection of subdivisions, each with its own feel, price point, and buyer. Here's how I break it down for my clients.
I'm David Millard with Real Estate Concepts. This is the local version, not the brochure version.
One of Farragut's most established and prestigious neighborhoods. Private country club with an 18-hole golf course, tennis, pool, and clubhouse. Generous lots, mature hardwoods, and homes ranging from classic ranches to custom estates. The park-like feel newer subdivisions can't replicate.
A flagship Farragut community. Custom homes, gated sections, architectural consistency, and long-term homeowner stability. Buyers here value privacy, design quality, and a controlled neighborhood environment. Upper-end pricing.
Southern Farragut, closer to Fort Loudoun Lake and the Cove at Concord Park. Custom homes on larger wooded lots with rolling terrain. The draw is the water: marina, beach, walking trails, kayaking. Families who want Farragut schools plus outdoor access.
Well-established, traditional homes, mature landscaping, steady resale demand. Space and consistency without newer-construction density. A quiet confidence kind of neighborhood.
Traditional architecture and neighborhood continuity. Refined but understated. Strong long-term appeal for buyers who want Farragut schools and a settled, polished setting.
Scenic and upscale, closer to the water. Larger lots, custom builds, quick access to the lake marinas. For buyers who want the Farragut school zone with a waterfront lifestyle.
Western Farragut with an active HOA and real neighborhood amenities: pools, tennis, walking areas, community events. Convenient to Kingston Pike, I-40, and Turkey Creek. Organized community feel for buyers who want it.
Start with three questions. Where do you work? What do your kids need from schools? What does a good Saturday look like to you? The answers narrow Farragut fast.
Golf and prestige buyers head to Fox Den and Bridgemore. Lake-life buyers look at Concord Hills and Choto. Families who want amenities and community lean toward Fox Run. Value-conscious Farragut buyers do well in Sheffield and Wentworth.
For schools, read my Farragut Schools and Neighborhoods guide. For the lake lifestyle, see Things to Do in Farragut. And check live Farragut market data before you make an offer.
It depends on your priorities. Fox Den and Bridgemore are the prestige picks. Concord Hills wins for lake access. Fox Run wins for community amenities. Sheffield and Wentworth win for established value. The "best" neighborhood is the one that fits your budget and lifestyle.
Most do. Farragut is an HOA-heavy town, especially in the newer and planned subdivisions. Dues, rules, and amenities vary widely. Get the HOA docs during due diligence, not after closing.
Concord Hills and Choto sit closest to Fort Loudoun Lake, with access to marinas and the Cove at Concord Park. Southern Farragut in general gives you the shortest drive to the water.
Fox Den, Bridgemore, and the Turkey Creek corridor take most relocating families, mainly for schools and interstate access. Everything in Farragut is zoned for Farragut schools, so the choice comes down to lifestyle and budget.
Farragut commands a premium across the board. The older established neighborhoods like Sheffield and Village Green area generally offer the best relative value. Newer and prestige communities run higher.
