Buying land in East Tennessee is a different game than buying a house — and the buyers who win are the ones who check the unsexy stuff before they fall in love with the view. Perc tests, deed restrictions, Greenbelt status, well vs. water utility, legal access. I work land deals every week, and this is the checklist I run on every single parcel.

Start with the land itself. Most rural land here is sold as-is, and 'unrestricted' never means 'no rules' — state septic regulations, setbacks, and floodplain rules still apply, and subdivisions can carry covenants even when the county doesn't zone. A $40,000 parcel that won't perc for a septic system isn't a deal at any price. Verify first, offer second.

Then there's the money side. Vacant land loans work differently than home mortgages — expect bigger down payments and shorter terms — and Tennessee's Greenbelt program can cut your property taxes dramatically if the land qualifies, but it comes with rollback taxes if you convert the use later. All of it is manageable. None of it should be a surprise.

Buying Rural Land FAQs

What are Greenbelt tax rollbacks in Tennessee?

Tennessee's Greenbelt law lets qualifying farm and forest land (generally 15+ acres in agricultural or forestry use) be taxed on its use value instead of market value — often cutting the tax bill dramatically. The catch: if the land is converted to another use or disqualified, you owe rollback taxes equal to the tax savings from the last three years. Always confirm a parcel's Greenbelt status and who pays any rollback before closing — I verify this on every land deal.

How do I verify perc tests and septic permits in Tennessee?

Septic suitability is handled at the state level through TDEC, usually via the county environmental office. A perc (percolation) or soil test by a licensed soil scientist determines whether the ground will support a septic system — and what kind. Never take a seller's word on an old test; I confirm current septic suitability with the county before my buyers write offers, because a parcel that won't perc is a very expensive view.

Are there zoning restrictions on unrestricted land in East Tennessee?

'Unrestricted' means no county zoning on use — but it never means no rules. State septic and setback requirements still apply, floodplain regulations still apply, and subdivision covenants can restrict even rural parcels. I pull the deed and check for covenants on every parcel, because 'unrestricted' in a listing should always be confirmed in the paperwork.

Can I get a loan for vacant land in Tennessee?

Yes. Local banks, Farm Credit associations, and USDA programs all finance rural land in East Tennessee. Expect land loans to look different from home mortgages: down payments commonly run 20–35%, terms are shorter, and rates run higher. Farm Credit is often the best fit for larger acreage. Talk to a lender before you shop so you know your real budget — I work with land-savvy lenders I can introduce you to.

What does it cost to run utilities to vacant land in East Tennessee?

It varies enormously by parcel, which is exactly why you price it before closing. A well can run several thousand dollars or much more depending on depth; septic systems range widely by type; electric runs are often priced per foot from the nearest line; and rural internet must be verified address by address — don't assume. I help my buyers get real quotes during due diligence so the land's true cost is on the table before they're committed.

Looking at Land in East Tennessee?

Don't buy the view and discover the problems. I'll check the perc, the access, the restrictions, and the Greenbelt status on any parcel you're considering — before you write an offer.
