You are buying the lake lifestyle without the lake-town markup - Bean Station sits just off the main tourist corridors, so prices reflect a working East Tennessee town rather than a resort. Many homes have lake access or lake views at a fraction of what waterfront costs in bigger-name lake communities. It is value, not hype.
Several public ramps and marinas serve the Cherokee Lake shoreline around Bean Station - TWRA and TVA maintain public access points around the lake. Morristown is a straight shot down 11W - an easy daily commute. Knoxville is farther, roughly a 45-minute to an hour drive depending on which side of town you start from and where in Knoxville you are headed. Plenty of folks make the Knoxville run; just drive it at rush hour once before you commit.
I do not quote tax rates off the top of my head because they change - the Grainger County trustee's office is the source of truth, and I will help you look up the exact figures for any property you are considering. What I can say is that Grainger County is generally known as an affordable-tax county compared to the metro counties.
New construction pops up in pockets around Bean Station, mostly small builder developments and individual new builds rather than big master-planned communities. Inventory changes fast in a small market. Call me and I will tell you which builders are active right now.
