Maryville sits between Knoxville and the Great Smoky Mountains. Close enough for an easy commute to Knoxville or Oak Ridge. Close enough to the Smokies for a Saturday morning in the mountains.
Tennessee has no state income tax. Your paycheck stretches further here than in most of the country. Housing costs run below the national average, and you get more land and more house for the money.
The town has its own identity. Downtown Maryville, Maryville College, Foothills Mall, and a real sense of community. It doesn't feel like a Knoxville suburb. It feels like home.
This is the number one reason families move here. Maryville City Schools are consistently ranked among the best in Tennessee. People relocate specifically for these schools.
The district runs its own elementary schools, Maryville Middle, and Maryville High School. If schools are driving your move, verify the exact school zone for any house you're considering. City vs. county lines matter here.
Downtown and historic Maryville. Character homes, walkable streets, close to everything. Older homes with real charm.
South and east Maryville. Newer subdivisions, family-friendly, easy access to the parkway toward the Smokies.
Out toward Townsend and the foothills. More land, mountain views, quieter. The tradeoff is a longer drive to Knoxville.
Alcoa. Right next door, its own school system, close to the airport and shopping.
Housing is the big win. Median prices run lower than Knoxville proper, and property taxes in Blount County are reasonable. No state income tax. Groceries, gas, and utilities run at or below national averages.
Commute math matters. If you're working in Knoxville, budget 25 to 40 minutes each way depending on where you land. Oak Ridge commuters should plan for 40 to 50 minutes.
The Foothills Parkway. Townsend, the peaceful side of the Smokies, is fifteen minutes away. Cades Cove for a weekend. The Little River for tubing in summer. Greenbelt Park in town for daily life.
You're also twenty minutes from the Knoxville restaurant and entertainment scene when you want it, and you get to leave the traffic behind when you head home.

For families, it's one of the best moves in East Tennessee. Top-ranked city schools, affordable housing, mountain access, and an easy Knoxville commute. The main tradeoff is fewer nightlife and dining options than Knoxville itself.
About 20 minutes to downtown Knoxville in normal traffic. Oak Ridge runs 40 to 50 minutes. The Smoky Mountain National Park entrance near Townsend is about 20 minutes the other direction.
Blount County property taxes are reasonable compared to national averages, and Tennessee has no state income tax. Exact rates vary by city vs. county. I'll pull the real numbers for any house you're considering.
They're consistently ranked among Tennessee's top districts. Families relocate here specifically for the schools. Just confirm the exact zone for any address, because city and county lines split some neighborhoods.
It depends on your priorities. Knoxville gives you more job options, dining, and nightlife. Maryville gives you top schools, a smaller-town feel, mountain access, and usually more house for the money. Plenty of my buyers work in Knoxville and live in Maryville.
