Moving to Knoxville, TN: The Complete Relocation Guide

Moving to a new city is stressful enough. Figuring out neighborhoods, commute times, taxes, and schools from three states away shouldn't be. This is the guide I wish every relocator had before they called me.

I'm David Millard with Real Estate Concepts. I help people move to Knoxville and East Tennessee every month. Here's what actually matters.

Why Knoxville

Knoxville keeps landing on relocation short lists for simple reasons. Tennessee has no state income tax. Your paycheck goes further here than almost anywhere else in the country.

The University of Tennessee anchors the city. Big employers, a real downtown, and the Great Smoky Mountains about 45 minutes east. You get city amenities without city prices.

What surprises most newcomers: how fast it feels like home. People are friendly. Traffic is manageable compared to any major metro. And you're an easy drive from Nashville, Chattanooga, Asheville, and Atlanta.

Best Neighborhoods for Relocators

West Knoxville and Farragut. Top-rated schools, shopping, easy interstate access. This is where most relocating families land. Prices run higher, but the demand tells you why.

Hardin Valley. Newer subdivisions, close to Oak Ridge commuters. Growing fast. Good value compared to Farragut.

Fountain City and North Knoxville. Established neighborhoods, character homes, closer to downtown. More affordable than the west side.

South Knoxville. The up-and-comer. Urban Wilderness trails, breweries, younger crowd. Prices still reasonable.

Downtown and the Old City. Condos and walkability. Not for everyone, but if you want urban living, this is it.

Where you land depends on three things: where you work, whether schools matter, and what your budget buys. That's the conversation we have on the first call.

What It Costs to Live Here

Knoxville sits below the national average for cost of living. Housing is the biggest reason. Your dollar buys more square footage here than in most cities people move from.

Property taxes: Knox County's rate is $1.0158 per $100 of assessed value, plus city tax of $1.3956 if you're inside Knoxville city limits. That city premium adds up. A lot of my relocators buy just outside the city line on purpose.

Utilities, groceries, and gas all run at or below national averages. No state income tax means the number on your pay stub is the number you keep.

Schools: The Short Version

Schools drive more relocation decisions than anything else. Farragut and Hardin Valley feed into some of the most requested schools in Knox County. Maryville City Schools, just south of town, are consistently top-ranked statewide.

School zones matter here. The same street can feed different schools depending on the side. Don't guess. I'll verify zoning for any house you're serious about.

How the Move Actually Works

Most of my relocators do it in three steps. First, a phone call where we nail down budget, timeline, commute, and must-haves. Second, a focused house-hunting trip. I line up the right houses so you don't waste days driving around. Third, I handle everything remote after you head home. Inspections, paperwork, closing. All digital.

You don't need to make five trips. Most of my out-of-state buyers visit once.

Is Knoxville a good place to relocate to?

For most people, yes. No state income tax, affordable housing, a real job market, UT Knoxville, and the Smokies in your backyard. The main tradeoff: wages run lower than coastal metros, and summers are humid.

What salary do you need to live comfortably in Knoxville?

A household income around $75,000 to $90,000 buys a comfortable life here, including a median-priced home. Dual-income households at that level live very well. Your exact number depends on debt and lifestyle.

Where do most relocators buy in Knoxville?

West Knoxville, Farragut, and Hardin Valley take the majority of relocating families, mostly for schools and commute access. Young professionals skew toward South Knoxville and downtown.
