Monroe County is the quiet one — and for the right buyer, that's exactly the appeal. Sweetwater, Madisonville, and Tellico Plains anchor a county of farms, ridges, and some of the most affordable acreage left in East Tennessee.

Sweetwater has the Lost Sea — America's largest underground lake — and a downtown that's holding its own. Madisonville is the county seat, steady and affordable. Tellico Plains is the gateway to the Cherohala Skyway and the Cherokee National Forest, which means your weekend can be world-class driving roads and mountain trails twenty minutes from your front porch.

This is a land buyer's county. Unrestricted parcels, farmland, mountain views — at prices that make Knox County buyers do a double take. No city tax layer across most of the county keeps the annual bill low, and the pace of life is genuinely slower.

The honest trade: you're 45–60 minutes from Knoxville, and the job base is local — manufacturing, agriculture, small business. Remote workers and retirees are the natural fit, and they're discovering it.

What's the land market like in Monroe County?

It's among the most affordable in East Tennessee — unrestricted acreage, farmland, and mountain-view parcels at prices well under Knox and Loudon counties. As with all rural land, verify perc suitability, legal access, and deed restrictions on the specific parcel.

What is there to do near Tellico Plains?

The Cherohala Skyway (a national scenic byway), Cherokee National Forest hiking and waterfalls, Bald River Falls, and Indian Boundary Lake. It's an outdoor recreation hub hiding in plain sight — and a big part of the county's second-home appeal.

How far is Monroe County from Knoxville?

Sweetwater to Knoxville is about 45–55 minutes via I-75. Madisonville is similar. Tellico Plains runs closer to an hour. It's a commuter stretch, but very doable for hybrid schedules — and most buyers here aren't commuting daily.

Is Monroe County a good place to retire?
