First-Time Buyers: It's Simpler Than You Think
If the process sounds intimidating, here's the short version:
- Get pre-approved. This tells you what you can actually spend and shows sellers you're serious.
- We go see homes. I'll set up alerts matched to what you want so you see new listings fast.
- We write an offer with protections built in — inspections, appraisal, financing.
- We close. I walk you through every step so nothing blindsides you.
And the financing alphabet soup — VA, FHA, THDA, conventional, 100% financing — I'll explain it in plain English and connect you with a lender who makes sense for your situation.
Relocating to East Tennessee?
I do a lot of relocation business — Y-12, ORNL, and folks just ready for East Tennessee living. If you're moving from out of state, I'll do video walkthroughs, honest neighborhood breakdowns, and commuter guidance so you're not buying blind from three states away.

Buying FAQs
Do I need pre-approval first?
Yes. Before we go see houses, before we fall in love with anything. Pre-approval tells us what you can actually spend, and it tells sellers you're serious. It takes a short call with a lender — I'll connect you with one who makes sense for your situation.
How fast are homes selling?
It depends on the town and the price range. The hot stuff moves in days; the slow stuff sits. When we talk, I'll tell you exactly what the market is doing in the areas you're looking at — current, not last month's gossip. Call or text David at (865) 951-9578 for current figures.
What are closing costs in Tennessee?
Plan on a few percent of the purchase price on top of your down payment — lender fees, title work, recording, and prepaid insurance and taxes. Your lender gives you the exact number in the Loan Estimate before closing, so nothing is a surprise.
