Property Description

Highway-front land beside a newly approved 524-unit apartment community. 3816 US Highway 411 South, Maryville, is about 4.12 acres in the Suburbanizing (S) district, with roughly 213 feet of frontage on US 411 South and an existing turn lane. City water is on the property. Two septic systems serve the existing homes. Sewer is expected with the adjacent Gross Residential project at 3652 US 411 South, which the Blount County Board of Zoning Appeals approved in July 2026 for 524 units on 41.11 acres near the US 129 interchange. The best use is a small highway commercial, or resident-service building aimed at those new households and the existing 411 traffic. Under Section 9.1.C, a commercial use allowed in the county Commercial district can be requested as a special exception if it has arterial or collector frontage, sits on at least one acre, is housed in a building of no more than 4,000 square feet and two stories, and is buffered from adjoining residential land. That cap fits a pad site, not a center: a convenience store with or without fuel, coffee or a small restaurant, a medical, dental, or vet office, a laundromat, or general retail. Convenience with fuel and a coffee or quick-service restaurant are the strongest match. Day care is a separate special exception under Section 9.1.B and is a direct fit for a 524-unit community. All of those require Board of Zoning Appeals approval and site-plan review. They are not permitted by right. If city sewer is extended, the same district also allows multifamily by special exception, up to 6.2 units per gross acre on public sewer, or up to 13 units per acre for a high-density multifamily planned development with direct frontage and primary access on Highway 411 South and city sewer. On the existing septic systems, density is capped at 1.2 units per gross acre. Sewer service for this parcel is not confirmed. Two doublewide manufactured homes are on the site and convey. Sellers are not clearing them before closing. Front setback on an arterial is 60 feet from the right-of-way for a principal arterial and 40 feet for a major arterial. A special exception also carries a 20-foot side setback and a 40-foot rear setback. The buyer should verify the road classification, septic layouts with Blount County Environmental Health, the sewer extension, TDOT access, and BZA requirements.

Automated home estimates are a starting point, not a final answer. National websites do not know if your roof is five years old or twenty-five. They do not understand the value of a good piece of land in East Tennessee. At Real Estate Concepts, we combine instant data with actual local expertise to give you a valuation you can trust.

How It Works

Step 1: Tell us your address. Fill in the form — name, phone, email, and your property address.

Step 2: A local expert personally checks it. The number you see right away is your first-look value from a computer. Then one of our local East Tennessee experts personally checks it against real sold homes near you — the comps an algorithm can't weigh, like condition, updates, and your street. That personal check is the CMA.

Step 3: We talk through the real number. We'll walk you through what your home would actually sell for and what we'd do to get it — no obligation, and if the timing's wrong, we'll say so.

Frequently Asked Questions

Q: How is this different from a standard online estimate?
A: Speed and accuracy. You get immediate data from our system, backed up by a manual review from a local expert who knows the area roads and market trends.

Q: Is there a fee for this service?
A: No. We provide free valuations as a service to our East Tennessee community. There is no obligation to list with us.

Q: What areas do you cover?
A: Our agents live and work across East Tennessee, covering Morgan, Roane, Anderson, Scott, Claiborne, and Grainger counties and beyond.

Q: Do you have to visit my property in person?
A: Not for the initial valuation. We can run the numbers based on public records and recent local sales. In-person visits are available if you want a highly precise listing price.
